EMERGENCY MAINTENANCE

If a member has a maintenance emergency that occurs after working hours or on weekends, call the afterhours emergency phone line (586) 788-7452. Emergency maintenance calls are taken by an answering service. When calling, leave the number where you can be contacted by the Village Square Maintenance “On-Call” staff person. A member will get a call back only if the problem is an emergency as listed below.

UPDATE: From December 24th at 6pm to December 26 at 6am, you will need to call (586) 358-0330 for help with maintenance emergencies. Please still leave the number where you can be contacted. Please only call this number during those dates.

Examples of Emergency and Non-Emergency Maintenance Issues:

  1. No heat (if temperature is below 60 degrees)
  2. No water
  3. Flooding from basement floor drains, or water supply main lines or supply lines.
  4. If water is coming from the basement window well, check drain to determine if it is plugged-up with debris. Remove debris. Water coming from window well is not an emergency.
  5. Broken water supply pipes/lines.  This does not include sink drain pipes that have shut off valves. Make sure you know how to shut-off the water under your bathroom or kitchen sink. If you are unable to shut the water off and water is flooding your unit, call the emergency phone number.
  6. Major building damage such as a tree that has fallen on your unit penetrating the roof and causing water to leak inside the unit.
  7. Gas leaks
  8. If Carbon monoxide detector goes off, leave your unit immediately and call 911 and then call the emergency phone number.  Carbon Monoxide is an odorless, colorless, tasteless gas that can be deadly.
  9. Police and Fire emergencies — Call 911 — and then contact emergency maintenance.
  10. If you have an electrical power failure, check to see if a circuit breaker has tripped. Reset a tripped circuit breaker. Also be aware that a power failure may be an area outage. Phone DTE to check on this possibility.
  11. Examples of NON-Emergency Maintenance Issues:
  12. Toilet problems in One Bedroom units ONLY. Two- and three-bedroom units with at least one functioning toilet does not constitute an emergency.
  13. Leaking hot water tank overnight. (Lack of hot water is an inconvenience, but not an emergency). If water from the tank is flooding your basement or utility room phone the emergency number. 
  14. Lock outs (there is a $50.00 charge for this service after business hours)
